You'll leave with a straight, honest read on where you stand and what I'd do next. If we'd be a fit for something deeper, I'll tell you. If we wouldn't, I'll also tell you that, and point you somewhere useful.

Most "free strategy calls" in the coaching industry are thinly-disguised sales pitches. You go in expecting to talk about your real estate goals; you come out being asked for a credit card. I've sat through three of them over the years.

This is not that. I don't sell a $5,000 course — the front door's a free call, and when you want more of my time you pay for it directly. I keep the number of people I coach small, so I'm not trying to fill a pipeline of two hundred course buyers. The math on a high-volume sales call doesn't work for what I do. So when we talk, we actually talk. About your situation. About whether what you're trying to do makes sense. About what you should do next, regardless of whether I'm involved.

If at the end of the call you ask how we could keep working together — paid coaching, or a marketing partnership renting one of my local lead sites — I'll tell you honestly whether I think it's a fit. If you don't ask, I won't bring it up. That's the whole arrangement.

What to bring.

One specific question, deal, or goal. The narrower the better. "I'm thinking about real estate" is too broad; "I'm considering a duplex in my market at $185k and I want a second opinion on the numbers" is gold.

Whatever data you have — the listing, your spreadsheet, the rehab estimates, the comps you've pulled. Send them to me a day before. I'll come ready.

An open mind. Sometimes the best answer is "don't do this deal." Sometimes it's "do it but renegotiate first." Sometimes it's "the deal is fine, but your strategy is wrong."

What you leave with.

A straight, honest read on your situation — what's working, what isn't, and the next move I'd make if it were my money.

A clear sense of whether the path you're on makes sense — and if not, where I'd shift.

An open door. If you want to follow up later — with another deal, another question, or a conversation about paid coaching or a partnership — you can. There's no expiration on the conversation.

Before you book.

What if I don't have a specific deal yet — am I wasting your time?

No. Plenty of useful calls are about the question before the deal: "I have $40k saved and I want to start investing — where do I begin?" or "I'm considering quitting my W-2 to do this full-time — what should I think about first?" Bring a real question. We'll work with it.

Can I follow up afterward with more questions?

One or two follow-up emails over the next month? Of course. An ongoing relationship where you have real access to my time? That's what paid coaching is for — $1,000 a month for unlimited contact, or $200 an hour, month-to-month, no course. I'm reasonable about it.

Can the free call lead to working together?

It can, if it's a fit. The free call is the front door. From there, some people move into paid coaching and a few into a marketing partnership where we share profit on deals. I keep the number of people I coach small, so I'm honest on the call about whether either one makes sense for you — and there's no pressure if it doesn't.
