The Marketing Partnership. The marketing engine for your market.
I've spent years building real-estate websites that rank and pull leads in markets across the country. Instead of starting from zero, you rent the one for your market — month-to-month. The seller and buyer leads it brings in are yours to work. One investor per market, and the slow, expensive part is already done.
Most real estate coaches sell a course. I don't, and never have. And most investors who try to generate their own leads online spend a year and thousands of dollars learning SEO, ad platforms, and follow-up systems before a single lead comes in. The ones who stick with it eventually get there. Most quit first.
Who it's for. Who it isn't.
Each market goes to one investor, so I'm picky about the fit.
A good fit, usually.
An active investor or agent who can actually work inbound leads — call them back fast and follow up. The site brings the lead; you do the rest.
Wants leads now, not a year-long SEO project. You'd rather rent a machine that runs than build one from scratch.
Works one market seriously. You're claiming a specific market, not collecting a dozen.
Communicates straight and treats it like the business it is.
Probably not a fit.
If you won't work the leads. A great lead ignored for three days is a dead lead — the site can't close for you.
If you want me to do your deals. This is a lead source, not a partnership on your transactions. For hands-on help, that's coaching.
If you expect a guaranteed number of leads. Volume varies by market and season; I keep the site ranked, but I don't promise a quota.
If your market's site is already rented. One investor at a time — sometimes the answer is a waitlist.
Claim your market.
Tell me your market and I'll check whether the site is available. No fee to ask, no contract until we both agree it's a fit. I usually respond within a week — with the rate, a waitlist, or an honest "not the right fit."
What people ask before they reach out.
How is this different from coaching?
Coaching is advice and access — you bring the deals, I help you work them, for $1,000/month or $200/hour. The Marketing Partnership is a lead source: you rent a ranked site for your market and the inquiries it generates are yours. Different problems. Plenty of people do both.
How much does it cost?
A flat monthly rate, set by the market and the lead volume the site produces. No setup fee, no contract — month-to-month, cancel anytime. I'll confirm the number for your specific market on a short call before you commit to anything.
Is my market exclusive to me?
Yes. Each site is rented to one investor at a time. While you hold the rental, the leads from that market's site route only to you. If a market's already taken, I keep a short waitlist.
Can I cancel?
Any time. It's month-to-month — cancel and you owe only the current month. The site goes back into availability for your market, and we shake hands.
Which markets are available?
It changes as sites get rented and added. Tell me the market you want above and I'll tell you whether it's open, taken, or something I can build. See Locations for the markets I work in.
